The Crystele Homes Build Process

At Crystele Homes, we believe building your dream home should be an exciting and rewarding journey. Our step-by-step process is designed to guide you through your build from start to finish with ease. Here’s what to expect.

Book Your Design Consultation

Begin your journey by booking an initial design consultation to discuss your unique block, budget, and lifestyle needs. Don’t have a block of land yet? Our friendly new home consultants can assist you in sourcing land and finding the perfect home design.

Our designs are highly customisable, allowing us to work closely with you to create a home tailored to your vision. We also invite you to experience the quality of our homes by visiting one of our display centres across Sydney or exploring our design collections online.

Our Home Design Collections

  • Classic Collection
Our premium range offers elevated inclusions as standard, with complete freedom for customisation.
  • Creative Collection
Designed for smaller lots and budget-conscious builds, this range maximises space and comfort, with simple upgrade packages available.

The collections include single-storey, double-storey, duplex, split-level, and more.

What to Bring to Your Initial Design Consultation

  • Design ideas, preferred floor plan, or selected home design
  • Land information, including lot size, dimensions, and any restrictions
  • A copy of your site plan or linen plan (if available)
  • Current 10.7 certificate and 88B certificate (if available)
  • Budget estimate
  • Address and personal identification

We will also guide you through our home inclusions and answer any questions you may have.

Building Estimate and Site Inspection

After finalising your preferred design and inclusions package, we will prepare an initial pricing estimate for your build. This includes council requirements, block constraints, and site costs.

When you are satisfied with the quote and ready to proceed, we will schedule your tender presentation meeting at our head office.

Preparation for Your Tender

We will organise:

  1. Soil test
  2. Contour survey and site inspection (for new blocks or knockdown rebuilds)
  3. Siting and pricing of your home based on your selections

Please note: An initial deposit is required to proceed with the tender appointment. This covers site investigations and preparation of concept plans and drawings.

Tender Appointment and Approval

Your tender appointment will be conducted at our Crystele Homes Head Office by an experienced new home consultant.

Your Tender Will Include

  • Site survey by a registered surveyor
  • Assessment of retaining walls, neighbouring properties, and vegetation
  • Borehole report by a registered engineer
  • Sewer diagram
  • Site inspection by our building supervisor
  • Deposited plan and 88B certificate
  • Floor plan and elevations with customisations
  • Hydraulic assessment by a registered engineer
  • Fully itemised tender price breakdown

We understand that this is an important milestone and we want you to take the time to review your tender before signing.  Your fixed-price tender will remain valid for 30 days *Crystele to confirm tender price valid duration

Signing Your Building Contract

Once satisfied with your tender and ready to proceed, we will prepare your building contract and construction drawings.

Requirements

  • Signed mortgage documents or proof of owner’s capacity to pay
  • Proof of land ownership

A 5% payment of the overall tender price is required upon contract signing. We will then lodge applications for council approval or private certification (DA approval).

This is where the magic happens! You will meet with our Design Consultant to select your internal and external finishes and customise your home.

Your Consultation Will Cover

  • Exterior and interior colour selections
  • Tiles and flooring
  • Kitchens and bathrooms
  • Air conditioning and home security
